Trends & 2016 Forecast for University Hill


This year promises to be another seller’s market in Boulder’s University Hill neighborhood as homes sell quickly and prices continue to climb. In 2015, only 18 single-family homes sold through the MLS, compared to 22 in 2014, and the average sales price increased 14% to $925,000.  [See list below of all the homes sold.]

In 2015 listings sold quickly at an average of 66 days on the market (DOM) and close to the list price, on average.

Heading into 2016, there’s a glimmer of hope for would-be homebuyers in our neighborhood with more inventory than usual coming on the market in January. In early February, there were already 5 listings on the market of which 3 were under contract. And the “coming soon” signs are popping up like daisies.

If the trend from last year continues, I predict the average home price on the Hill will climb over $1 million in 2016.

However, the home market on the Hill is really a tale of two markets. There are homes that appeal to investors because they are easy to rent to students and are priced for profitability. And there are homes that appeal to owner-occupants with a higher quality of finishes. Most of the appreciation we see this year will be in the latter category as homebuyers continue to pay a higher premium for quality and location.

After years of steep rent increases in Boulder, there are signs of stabilization as new rental apartments come on-line. This will mean that prices of homes that appeal primarily to investors will not increase much this year.
